My 2 story brick building had some building code violations that needed to be fixed. Repair two chimneys on the roof, require tuck-pointing around the building, brick in three unused windows, replace rear stairs leading to 2nd floor, create new concrete footings for stairs, remove two porch roofs and fix flashing around porch.

I called Michael Fredman for an estimate and he was able to provide Jack from J Sitko Constuction to fix the carpentry violations and Eddy from E&B masonry for the brick/tuck-pointing work. The work involves rebuilding two chimneys, tuck-pointing four sides of the building, tear down two rear porch roofs and replace rear stairs going to the 2nd floor. But Michael was a huge help in leading me through the building code violation procedure. With his recommendations I had to get a plat survey for the architect, get architect drawings then apply and get the city permits. Since this was my first time with city violations, Michael’s experience and knowledge in this was reassuring. With permit in hand, Michael acted as the coordinator between me and the carpentry and masonry work. For instance, the tear down of the porch roof and rear stairs had to wait until the work on the 2nd floor chimneys was completed. Then Jack came in and tore down the rear porch roofs and 2nd floor stairs. Now without obstructions, Eddy returned to complete the tuck-pointing around the building and brick up 3 windows that was partially covered by the stairs. Finally when Eddy finished his work, Jack returned to build me a new set of 2nd floor stairs according to city code. The masonry work looks great and the new stairs are solidly built (and a bit wider than the original stairs). The construction materials were top notch. The new stairs constructed by Jack made the original stairs like they were built with sticks. I am very satisfied with the results. Michael was always in communications with me on each phase of the work. I felt confident in Michael, Jack and Eddy that they would worked together to get the job completed before my city court date. In the end the work was completed ahead of time and my building passed the city inspections.

They were chosen because of the prompt and professional way that Mike Fredman responded to our requests, as well as their clear and unambiguous proposal, including payment terms. Plans were prepared by an architect, construction was begun and completed within 2 days. A crew of 3 workers were on the job at 7:30 each morning and did not interfere with out family's schedule or activities. Waste materials were removed upon completion. Because of a local building code requirement regarding handrails, Sitko was required to return twice to make the necessary modifications. This did not require significant delay or any additional cost. All in all, I was extremely satisfied with the quality of the materials and workmanship of the deck, the value received for the cost, and - above all - the professionalism of the provider's organization. I would recommend them without reservation.

I am very happy that I selected J. Sitko for my deck project. They do extremely quality work and are very easy to work with. I have a bathroom that I need to remodel and will use them for that project. I got 4 quotes for my deck and they were all right around the same price but I felt that Jack had the most experience, listened and offered suggestions, and wasn't trying to make it a much bigger project than needed. I asked them to look at my roof when they removed the old deck and Jack said it was in great shape and suggested they just do sealing on the outside as that was probably what was causing some of the leaks in my garage. He was very accommodating when I wanted to make changes or add the bench. They started the project just a week after the permits were obtained and they completed the project very quickly. Sitko Construction is a fantastic company. Beginning with the first phone call to Mike, we have been thrilled with the service, work, and professionalism of this company. The front porch and stairs were in bad shape; the stairs were starting to crumble and with every rain water pooled around the bottom step, making it impossible to leave the house without wearing rubber boots. With family moving in for the summer, we needed them replaced -- and quickly. Jack, the owner, came out on a Thursday afternoon and by that night Mike had emailed with a quote. We signed a contract the following Monday. Roman and Jack did the work, arriving promptly each morning, keeping us updated on the work, and responding to all questions. They demolished the existing wood and concrete stairs, poured a new concrete slab (pitched away from the house!), and built a beautiful new wooden porch and stairs. Additionally, they built the porch so that a covered roof may be added at a later date -- so yes, we will be using J Sitko Construction again! The new porch is beautiful -- even the neighbors are commenting on how good it looks, as well as the attention to craftsmanship that Roman and Jack put into the railings and handles. Outstanding. The construction crew and architect work together, so the transition from plan to work site was seamless. They do lots of work in Chicago, so they understand the porch permit and construction inspection process very well. Mike Fredman responded to my calls and e-mails in a timely fashion, and all work was done as agreed. Jack, the foreman, responded to all calls promptly and resolved any issues right away. Everyone says how beautiful the porches look, and what a great value we got. Other companies were quoting us $85,000 - $100,000 for the same work. My only issue was with the City of Chicago. The city approved the plans (which were to code; we got the code and checked the plans against it), yet twice the inspectors found something they didn't like; even though Sitko was following the exact plans the city approved. Sitko made the corrections as required, and didn't try to charge extra. They kept the job site clean and safe. They communicated to the tenants, so people knew what was going on. They even did some extra work for us at a reasonable price. If you're a landlord, and need new porches, these are the guys for you!

This was a four part job. We needed our front porch and stairs replaced and we chose a no-maintenance decking and wrought iron railings. We also replaced our balcony off the back of our house with no-maintenance decking and railings. We replaced our back door due to rotting around the seal and wanted a roof over the back door. The last piece was capping the wood around our French doors.

Member Comments:
We were very pleased with the work and price. When Jack came out, he only spent about 20 minutes looking at the different jobs and didn't ask hardly any questions. I didn't think I would actually get a quote. He responded within a week with the quote and it was reasonable compared to the other two quotes I received. He told me it would take 7-10 days to get the no-maintenance decking and they started within 14 days of signing the contract. They finished the three smaller jobs within 2-3 days. Very fast work. The front deck took longer due to them needing to order more decking. When I got the quote, I showed Jack and the other contractors what I wanted for railings. The others quoted much lower on the railings but said if I wanted more ornate railings the price would go up. Jack quoted based on what I wanted (ornate railings!! I showed everyone the same sample) and the price didn't change. He brought in a sub-contractor for the wrought iron railings who designed something custom and they are beautiful. I couldn't be more please with how the porch and railings look. The railings took 4 weeks longer to be put in but I wasn't surprised by the delay given that some of my neighbors waited months to get their wrought iron railings in. I would definitely use them again.

Member Comments:
The front porch to my home was experiencing some deterioration issues due to the enclosed design of the base which retained humidity in spite of having several ventilation plugs along the sides. Once I had contacted J Sitko Construction things moved along quite quickly . . . . . much more so than I expected during peak building season. I was very happy with the speed of their response and the small lag-time until they were able to begin work. I knew that I wanted the lower portion of the new porch to be open with a lattice work covering, to allow air circulation under the porch, but otherwise I was unsure of appropriate porch materials and railing designs. However, they were of great help in explaining a few options and suggestions as far as materials. I didn't have a specific railing design in mind, so I told them about a couple of interesting designs that I had seen, and explained that I didn't personally like a lot of scrollwork in railing designs. I asked them to go ahead and choose a design with that in mind. I am very happy with the design they installed. If I was given a catalog of railing designs, I'm certain that this would have been one of my top choices. Based on my dealings with them so far, I would definitely be happy to recommend them.

Per our request, they also constructed a rooftop deck on our garage and connected the 3-story deck to the garage deck via a bridge. The deck frame was made of metal (steel) with wood decking. The quality and look of the deck is outstanding! And the price was very fair compared to others.

Member Comments:
The Chicago Dept of Buildings wrote a violation against our deck for being against code. Several things were not up to code, so we chose to replace the deck entirely rather than repair it. Sitko provided us with timely estimates and even offered a small discount before signing the final contract. Our building has had a frustrating history with the DOB, but Sitko was patient with us and was understanding of our situation. They performed the work on schedule and without requiring much interaction from our condo association

Awesome. I am so happy every time I come home and see my deck. For years, I have been worried about the condition that it was in and the potential consequences. Bidding contractors would either estimate too high or pass on the job because they didn't want to deal with the City codes. However, not this company. I choose them because they have done so many decks in the city with flying colors. When I checked 15 of their 250 references, people were pleased with the company's quality of work, price and professionalism. They were great about value added service by not charging me for unexpected issues that came up during the construction. I was so impressed that from the plans to the permits, the department of buildings signed off on all the work with no corrections. In addition, I was concerned that getting the deck up to code meant that the deck would look less attractive. Actually, the deck looks so much better now and the new and old wood blend perfectly. And, it is also very sturdy and strong. This company was also great with the schedule, the job started and finished on time. Jack was very accommodating to my eye for details. A situation did occur when two crew members crossed the line of professionalism, Jack quickly responded and fixed the problem. I am so grateful for my repaired deck and their hard work.

Description Of Work:
J. Sitko repaired a deck on our two story house, which included a 2nd story deck and then stairs from the first floor down to the ground level. The second story deck also held two AC units, which they had to disconnect, move, and then reconnect. Additionally, they helped us with repairing some concrete skim coating around the base of our house.

Member Comments:
The whole process went very well. They returned my call immediately and had the appropriate people come out to view the house and discuss the project and their recommendations. A day later we received an estimate/proposal by email, which they followed up on by phone as I received other bids. Once the job was awarded to them, they started within 48 hours and put in full days starting each day at 7am promptly and wrapped up the job within 7 days. The workman were very courteous and went above and beyond by tending to the little things (like patching siding that was missing from the footprint of the previous deck. The skim coating also went well in that they repaired areas that I didn't point out, but were in need of repair. They also did a great job cleaning up.

Demolished older existing deck (8'x8') and replaced with a larger (11'x17') cedar

E-mailed Mike Fredman for an estimate 6/11, received a response that evening and scheduled an appointment to obtain measurements 6/13. Jack came out and measured the area and said he would have an estimate by the end of the day. At about noon, I had an e-mail from Mike with the deck estimate. Called Mike to say we were going to go ahead, and he asked if they could come out on 6/16 to start work. I said, "Sure!" and they came out early Monday morning, demolished the existing deck in about an hour, and had the majority of the new deck done by 6pm. The debris from the old deck had already been cleared by the middle of the day. The next morning they came out to finish the job, and the deck was done by 2pm! I was pretty impressed by their work, but the next day wasn't happy about how it looked below the deck (the concrete slab underneath and the walkout basement steps just looked ugly) and wanted to add lattice skirting to the bottom of the deck. I gave Mike a call, and he called Jack to get pricing on cedar lattice, and he said they could be out the next day to do the work. The lattice gave it just the right touch, and we are EXTREMELY excited to have our lovely deck just in time for the summer! Would highly recommend J. Sitko Construction and will definitely use them for our next remodeling project!!! Thanks Mike, Jack, and crew!!!!

Description Of Work:
A three-story exterior rear wood porch with decks on an 1880s Wicker Park brownstone was in bad shape with wood rot, loosening floorboards, and outdated low handrails. We had not been sited by the City for violations, but wanted to be proactive in getting the porch safe and up to code. We felt simple repairs (even if we could find a contractor to make them) were not an option as permits must be pulled even for porch repairs. (City codes tightened incredibly on porches since the Wrightwood collapse that took so many lives.) We decided a complete tear down and rebuild was necessary.

Member Comments:
Overall, the job went great. The porch came down. The new porch went up. The roof was put on. Gutters and downspout were attached. Electrical work was upgraded with motion sensor lights. (An unexpected bonus.) At the final inspection we found a few items that needed to be addressed. They were taken care of in less than 48 hours. (Cigarette buts had been left in our side lot and they were picked up as well.) Sitko constructed a well built, structurally sound porch. The reveal for the metal brackets was slightly unsightly, but that's the new building code. The new porch will last for at least another 100 years. Sitko did a wonderful job. No complaints whatsoever. I would highly recommend J. Sitko Construction and will use them again.

WE COULDN'T BE MORE HAPPY WITH THE OUTCOME! Spoke with Michael Fredman to set up the project with Jack. Jack quoted a really reasonable price, so combined with the recommendations from this site, we felt comfortable with the go-ahead. Work was a bit slow at spots when it started, but we realize there were a couple of complications that they had to work though (one being that a lot of the old brick busted apart when they tore down the old columns, so they had to order new limestone to make up for the deficiency). The porch, columns and overhang turned out beautifully though, and Jack and the team were very accommodating with including some architectural details included in the custom design. DEFINITELY

Evaluate problem with deck regarding code (after owners sought to get deck in voluntary compliance and rec'd negative report from city. Scope of work included: Demolition on portion of existing deck on 3-flat condo building; build/rebuild portions of deck and reinforce other areas consistent with structural engineering report and city code.

Member Comments:
Bad weather led to some early delays, but all in we couldn't be happier. We engaged a structural engineer for a report and drawings and let Michael/Jack deal with city permitting and the work. We took a tremendous amount of comfort in the fact that a substantial portion of the payment would NOT be made until the city reexamined the deck AFTER the work and provided a clean evaluation (consistent with code). Workers were thoughtful and diligent. As an added bonus, we were thrilled with the thoroughness of the cleanup (wood, nails/screws, and general debris) given that we have kids who play in the back yard. Notably, we got quotes all over the place (included one group who told us the existing deck needed to be scrapped & we should start over, total cost $32,000 & another who quoted $16,000 for same scope of work that was done. Deck looks good and is now safe/within code. Highly recommend.
